Home Loan Eligibility, Documents, and Approval Process Explained
Buying your dream home is a big milestone, but for 80% of Indians, that dream starts with a home loan. Many buyers get rejected not because they can't afford it, but because they don't understand how banks evaluate them.
1. What is Home Loan Eligibility?
Banks don't just see your salary. They check 5 pillars:
a) Age: 21 to 65 years. Younger applicants get longer tenure (up to 30 years), which means lower EMI and higher eligibility.
b) Income & FOIR: Your Fixed Obligation to Income Ratio should be below 50%. If you earn ₹1 Lakh/month, your total EMIs (including new home loan) should not exceed ₹50,000.
c) Credit Score: 750+ is ideal. 700-749 is acceptable with higher interest. Below 650 = Most banks will reject.
d) Employment Stability: Salaried - Minimum 2 years total experience & 1 year in current company. Self-employed - Minimum 3 years business continuity.
e) Property Value: Banks fund 75-90% of property value (LTV). You must pay 10-25% as a down payment.
Quick Formula: Most banks offer loans up to 60 times your net monthly income.
2. Documents Checklist - Keep These Ready
For Salaried Individuals:
- Identity: Aadhaar, PAN
- Address: Passport, Utility Bill
- Income: Last 3 months salary slips, 6 months bank statements, Form 16 / ITR for 2 years
- Employment Proof: Offer letter, Employee ID
For Self-Employed / Business Owners:
- Identity & Address Proof same as above
- Business Proof: GST Registration, Shop Act, 3 years ITR with P&L and Balance Sheet
- Bank Statements: 12 months current & savings account
- Office Address Proof
Property Documents (Common for all):
- Sale Agreement / Allotment Letter
- Chain of property documents
- NOC from builder / society
- Approved building plan
Pro Tip: Keep your ITR and bank statement figures matching.
Mismatch is the 1 reason for rejection.
3. Home Loan Approval Process - Step by Step
Step 1: Pre-Approval (Optional but Recommended)
Get your eligibility checked before you book a property. It gives you a clear budget.
Step 2: Application & Document Submission
Fill the form online/offline and submit KYC + Income documents.
Step 3: Field Investigation & Credit Check
The bank executive will verify your residence and office. Simultaneously, your CIBIL is checked.
Step 4: Technical & Legal Valuation
The bank sends its own engineer and lawyer to verify the property. Is it legally clear? Is the market value matching your agreement value?
Step 5: Sanction Letter
If everything is clear, you get a Sanction Letter with loan amount, interest rate, tenure and EMI. Validity is usually 3-6 months.
Step 6: Disbursement
After signing a loan agreement and submitting original property papers, the amount is disbursed directly to the builder/seller.
Time Required: 7 to 15 working days if documents are perfect.
4. How to Increase Your Chances of Approval?
1. Improve CIBIL to 780+: Pay credit card bills on time, don't apply for multiple loans together.
2. Close Small Loans: Reduce your FOIR. Close personal loan or car loan before applying.
3. Add a Co-applicant: Adding your working spouse increases eligibility by 50-80%.
4. Declare Additional Income: Rental income, bonus, incentives - show everything with proof.
5. Larger Down Payment: If you can pay 25% instead of 10%, bank trusts you more.
5. Common Reasons for Rejection
- Low credit score due to missed payments
- Too many personal loans running
- ITR showing low income to save tax (This hurts your loan eligibility)
- Property is not RERA registered or has legal issues
Buying a RERA-registered, Vastu-compliant property from a trusted consultant reduces your loan rejection risk by 90%.
